Though I contemplated it earlier this year, I can’t see the juice being worth the squeeze.

There was not enough to go around so the tax commission goes first and any superior liens / then your the big hungry kid that gets the rest of the sandwiches but not enough to fill your belly.

When you move out, you still rent out by the room to juice the rents.Anyway, my two cents.

No matter what type of economic market we are in, there will be areas of the country that prosper and those that go belly up.

It seems like most are trash and the ones that have a little juice in them need a ton of work.

But if you want to revisit your investment capital and realize any decent return then belly up and hire someone who you enter into a time sensitive and binding "WRITTEN CONTRACT" with.

In my opinion, juice isn't worth the squeeze unless its the difference between your numbers not working vs working. 

I still look at setups sent by brokers but the current figures just don't provide enough juice for the squeeze.

I'd minimize any deposits since if this goes belly up he'll likely disappear.

Lot of work for 5%, but if you can put in an efficient system, and have a decent amount of cash to invest - it can be a nice way to safely juice some returns on idle cash.
