@Caleb Mclamb  Until you really get your finger on the pulse of what a deal is in your market, I would certainly look at as many similar deals in the area as you can to see what has sold, as well as what is available.

Coat of paint, some minor kitchen work and drywall patching (for cables that they ran through the house), and a good clean, it should be in the rental pool by Dec 1, fingers crossed.

She was extremely pleasant for the first 3 months - after that, she was nasty & difficult to work with -- consistently late with rent, when she did send me the rent check it was  for the wrong amount, refused to pay late fees, argumentative / verbally hostile / borderline violent (finger in my face yelling obscenities), complained about things out of my control as a landlord, etc.

Issues need to be well defined upfront or the group could continually point fingers at you as the contractor for issues and get you to pay up for addressing mistakes that you didn't do.Can issues be resolved through arbitration?
