Have you shopped around? 

I'm using the online course through The CE Shop. 

We've just secured the HELOC on our primary home and are ready to start shopping. 

I'm not aware of what people who have not been in the business for a couple decades search for when shopping for a management company in my area, aside from those phrases mentioned in my initial post. 

I find a lot of small "shops" that seem very shady, not to mention they will not answer their phones.

Sounds like you need to shop around for a different lender. 

Within a few hours you can be downhill skiing in the winter or at the California beaches playing in the surf.A lot of high tech is opening shop in Tempe and Chandler (near Phoenix) and housing is more affordable than other successful cities.

My offers were being shopped so much by the LAs, I basically said 'forget all ya'll' and have been on my own every since.

I allow clients to pick whomever their fuel comfortable with but often advise that it may payoff to shop around.

IMO, there will be somewhat of a shopping spree to take advantage of in approx. 12-24 months.
