My plan is to finance my investments primarily using conventional loans, with a down payment of 20-25% and a 30-year mortgage.One of the markets that has caught my attention is Birmingham, Alabama.

Birmingham is a very diverse market- lots of different types of properties that cover all the different classes.For investors that have a higher risk profile and are looking for primarily cash flow investments, I’d recommend some areas in Jefferson county.

I started investing in turnkey properties back in 2012 and had 11 of them by 2015 (Atlanta, Birmingham, Indianapolis) before I eventually sold them to move into more syndications and private placements.

Birmingham and Montgomery in AL are great options—plenty of solid homes in solid neighborhoods with good cash flow on the market.

For the record, I'm invested in Chicago, Indianapolis and Birmingham.

I personally bought properties in Atlanta, Birmingham, Indianapolis, and Pennsylvania between 2012 and 2015.I don't know the details of your net worth, AGI, or annual savings, but it's possible that diving straight into syndications and private placements might be a better fit for you.
