If nothing else, I think brokers used to 6%+ commissions (I do commercial and am still shocked what some get away with charging for p***-poor service) are going to get squeezed.In any case, there's going to be a lot more automation in the business, so if you're uncomfortable with computers and data science stuff, reconsider.

Sometimes it's just about being the quickest to find it and make an appealing offer, other times it's taking on a project that might make other investors uncomfortable (example - a property that needs foundation work will deter many beginner investors, or if a property needs rehab and it will be sold with a tenant - could cause a headache).Find a property on market you're interested in, find the purchase price that'll make your numbers work, and make an offer.

HI Brian, actually you are so right, my title company told me that the house has two liens on it but the wholesaler had no idea about it, meaning his title company failed to know that, at this point, I feel so uncomfortable to use his title company that I am not sure that I want to do the deal anymore, moreover, my title company told me the only way that they will close the deal is if they are able to get in contact with the seller and I don't think the wholesaler wants to give that information.
