If I utilize a perimeter fence, access control and security cameras (all of which none of the other self storage operators in my area have), what are the administrative demands beyond accounting (payment processing and red locking non-payers) and general house keeping?

I try to get out a minimum of 3 days a week, I have temporarily given up on the MLS, Craigslist and other online sites and decided to just drive around with a pen, paper and my camera and see what I find.

If the tenant questions why I am filming during the move-in inspection I tell them it is for their protection and encourage them to point out any problems they see and I'll get it in camera.

Pan the camera to show best features and worst problems.

Ask around and see if you can find someone with a Matterport camera, they produce some pretty cool 3D images of your home.

A key inspection to make is having the drainage (storm and sewer) lines camera inspected.

I would put cameras up especially in the laundry room.  

In your own home, you could have hidden cameras and that is not illegal.
