I try to get out a minimum of 3 days a week, I have temporarily given up on the MLS, Craigslist and other online sites and decided to just drive around with a pen, paper and my camera and see what I find.

If the tenant questions why I am filming during the move-in inspection I tell them it is for their protection and encourage them to point out any problems they see and I'll get it in camera.
