Just not sure how to do it in that kind of space.  

I've drawn the new build for an owner-occupant to have a single family home but with the option of having a "tenant"/roommate or family member (perhaps in-laws, or elderly parent/grandparent, or a brother/sister, who wants private, separate living space, etc.) living in their own space with their own separate utilities.

If that is the case and the other tenants rent a room in the space shared by you, I'd tell the one tenant that you've divided it evenly between everyone, so they are actually paying less than their usage as you haven't factored in the separate fridge and stove that they use.

I'd do your due diligence to understand if there are parking or use restrictions here that might make backfilling the office space more difficult in the future.- So I understand correctly that you will "cash flow" or profit $80K a year?
