The hot is very good for my neck of the woods- it works the AC pump in reverse, so instead of pumping the heat outside (for cold mode) it pumps the heat inside. 

I would make sure you really want another lease as you may want to feel out the people for a while and then start to muscle the 1 or 2 that don't pay timely and try to leave those other tennants alone, if possible.

In my neck of the woods I'll estimate as follows (6Kx2), (1Kx3), (4Kx5), (2Kx3) = 41K. 

If two places were "neck and neck", that could be a deciding factor for me.
