The problem is: a new webinar takes 10-20 hours to create, between gathering the info, creating slides, attracting people, graphics, marketing, ads, etc.  

Long story short I moved into the flipped home & rented my cute little story & a half.  

Hi Michael,I'm a perfectionist just getting started myself :-) I don't have too much experience yet but will share some of my impressions so far from working on a direct mail campaign for several months … 1) I did make a website, since I do think it adds branding value (I'm also into web dev and graphic design), and also bc I thought we might find some postcard recipients who would prefer to fill out a web form initially rather than making a phone (of course, those are likely to be less serious).

Additionally, it seems like a full-time job to manage an old place like this one, more like a cute B&B than a profitable rental property, which might be a good fit when I'm older, but doesn't feel right now. 

John is a middle-school teacher and Jane works from home as a graphic designer. 

Maybe pushing that one down to the bottom of "cute" photos but less value-add.
