@Ethan Perry I am doing one in Charleston SC right now.. bought a full gut rehab 4 plex but I got approved to add a 3 unit behind it.. we paid 450k for it as is.... spend 200k remolding it then another 250k on the new build in back. value about 1.4 when we are done... it will cash flow but we will sell it and take our chips off the table.
