I'll probably spend less than $100 on hot dogs, hamburgers, chips, soda, and plates/cups, but it will build a lot of goodwill in the neighborhood.

@Ethan Perry  I am doing one in Charleston SC right now.. bought a full gut rehab 4 plex but I got approved to add a 3 unit behind it.. we paid 450k for it as is.... spend 200k remolding it then another 250k on the new build in back. value about 1.4 when we are done... it will cash flow but we will sell it and take our chips off the table.

These standards are listed publicly on the housing authority websites, but include: central heat, no chipped paint, no trip hazards, screens on all windows, every light functioning, etc. 

But ice cold lemonade and oatmeal raisin or chocolate chip cookies will be fine.

You will not cash flow with these numbers and you'll quickly chip away at your money, and be stuck selling for a loss in the end.Regarding capital preservation.

Some appraisers are very nit picky about paint even if it's the slightest chipping..
