In Philadelphia.Pa, we are focusing on acquiring 2 to 5 units whose price range vary from $400 up top $1M.Outside Philly  (we are also considering out of state) we are looking for 10 to 25 units valued between  $2 to $5M.Which states do you lend?

I already have an idea of several ways I want to approach this deal but I would like to hear some of the seasoned investors ideas so I can better formulate my plan to acquire and hold.

First you would have to acquire title.  

There are several other strategies you may consider (BRRRR, subdivision etc.) but acquiring a simple cash flow property in Tacoma can be a good first step.

I've also acquired two buy and hold rental properties here in Denver, CO (Both 2 bedroom, 2 bath Condos in different areas surrounding the metro area). 

It is also a misdemeanor to refuse to rent to a senior because that person would acquire rights under the Rent Ordinance.

I guess my intention is to purchase free and clear then pull my initial investment out and acquire additional property
