Your ad is beautiful, and aside from some of the very minor tweaks that @Richard C. mentions, I think that your problem is probably price and seasonality.

Any good real estate attorney may already have some on file that they can tweak if necessary.

Generally the benefit of an FHA loan is lower standards to qualify and a lower down payment.Every lender will have some different tweaks to their loan products and maybe some of them can chime in with what lenders can offer.

It doesn't have to be major, but frequent tweaks will help.
