Everything "sometimes" is plausible.The only thing you can do (in my humble opinion) is look at the numbers and decide based on that.If the numbers don't work it is a definite no.If they work... well ...Disagree.In these ghetto property situations novice investors should spend a lot less time "running numbers" & a lot more time understanding what they are dealing with.

You are forgetting what it's like to be a novice. 

They don't have time to deal with novices that don't know the ins and outs of TRID, RESPA, etc...4) I would get recommendations on brokers from those you trust.

yes you are welcome. its a very nice community of people from newbies to novice to rockstars. its amazing how people come together to answer questions, share thoughts, discuss ideas and celebrate or show off their efforts, good to hear you will be at the meeting, i sure will. see you then.

Also, slumlord is kind of strong wording, possibly "novice vs professional" would be a more appropriate comparison, especially, if the tenant gets the money back in a timely fashion, something I don't think would be as likely with a slumlord.Just my 2c.have a great day!
