I can say that I have great tenants that do appreciate the small " luxuries" and have made comments that they are not leaving anytime soon.

Vinyl has dye lots, pattern matches...and if you don't buy enough at the initial purchase to fix future problems, you will be dealing with different vinyl looks at some point down the road.Personally, I think LVP/LVT (Luxury Vinyl Plank/Tile) is the better choice to install throughout the traffic areas.

As a Realtor in Miami (and based on the properties that I've listed for rent or worked with the tenant to lease), the properties that have Washer / Dryer already installed (as opposed to just the hook ups) are more desirable and rent quicker and for top dollar (people pay for little luxuries and conveniences).
