I put an entrance area of 18" sq porcelain tile 2 deep just inside the sliding door.Then hardwood.After 5 years it has held up well esp when they left the slider open during a rain storm & only the tile got soaked.

In the mean time assuming you boosted the value of the place well past your loan you can actually get a HELOC on it and use that as seed money for other investments while you are still living there.
