I put an entrance area of 18" sq porcelain tile 2 deep just inside the sliding door.Then hardwood.After 5 years it has held up well esp when they left the slider open during a rain storm & only the tile got soaked.

Make sure you checkout all the podcast, keep searching around the site for great info to soak up, and network with others.Always, do something everyday to keep moving you forward.

In the mean time assuming you boosted the value of the place well past your loan you can actually get a HELOC on it and use that as seed money for other investments while you are still living there.

Lay down 2x as much seed as you think you will need and keep it watered.

I visited the property with the listing agent and noticed some of the ceiling tiles were completely soaked and almost falling down.

If you can manage the seed money, rehabbing can generate big paydays.
