@Joe Villeneuve It's been a pleasure sparring with you but this will be the furthest I go down this rabbit hole.

im new at the real estate   market i own a rental in PA Pennsylvania and my renters stoped paying i offered cash for keys , unfortunately theres no cooperation  and i trying to form a rental management agreement with a new company im working with i was hoping i could get more advice on how good are the terms and if you can give some more ideas on questions i can ask .heres a conversion i had with a property manger Hey Ilan,It was a pleasure briefly speaking to you in regards to your property in Northeast Philadelphia.

While I don't invest directly out of state, the couple investors I know that do first hand visit their properties 2-4 times per year, so making it easy to get to and/or a trip you can combine with pleasure makes it that much easier to do it.

Some of the rights you transfer are: Possession - the right to occupy the property, Exclusion - the right to choose who can enter (visit) the property, Enjoyment - the right to participate in any activities he or she finds pleasurable without outside interference (baring any criminal activities, excessive noise, etc.) and Control - the right to legally use the property as the occupants see fit, again, baring any criminal activities. 

It would be my pleasure to read about anothers experience in the real estate field.Also, I am currently working on a business plan to will help raise money from potential investors.

Too bad though.I really enjoyed talking with him and he seemed like it would have been a pleasure to work with.
