As Michael Gessner mentioned you need to have a title search done on these tax sale properties before you buy them. 

This could be a way to guarantee a steady stream of income while still working on higher-margin deals separately.Technically, that wouldn’t be wholesaling as I understand it (and may cause you some trouble in your search) but partnering with a dedicated marketer/closer in this way could be interesting.
