That's the perfect solution, in my opinion.But, expecting people to wait to buy a home when their lease ends, or to not send out resumes to get a great job somewhere else, or to apply to grad school somewhere else, etc., - is just not realistic.

Looking back, I think a few things I did right (at first by lucky accident, and later by deliberate planning) made this possible:1)I timed my appreciation plays very well ... not that I nailed the absolute bottom of the market upon purchase (though I have), but like horse-shoes, hand grenades, and nuclear warfare, close is sometimes good enough.

I have PM put them in so they run the background SS and stuff... so I am not at Risk like @Steve Vaughan states.were I run up stream is when they call and its a real cold winter and they can't afford heat so I waive too months rent until it warms.. up .. that made me feel good .. but then on the third month when they were suppose to resume paying they just up and left LOL.. then when I get really frustrated with these folks I just post on BP I have free duplex and I just give the sucker away.. that ends that tenant issue... :)although I can be that landlord as well..

absent some other explanation.always do put BY APPOINTMENT ONLY in my online ads but now more than ever, folks will show up at the door, knocking and everything, some even help themselves to- after knocking -walk into the driveway and around the whole premises 'inspecting' the whole building even if its just one unit within.totally understand scoping out a neighborhood, street, building, and yard before making an appointment but find ppl who just totally ignore whats written in the listing and instead will show up and rather know than call from their cell, inexcusable. maybe a decade or two ago when ppl hardly ever had car phones let alone cell phones it would be understandable but just dont get how applicants expect to be taken seriously while totally being blind to such simple 3 words.then on the flipside, there is the parallel to the story - where the person who calls an employer and/or walks in without appointment despite the ad clearly stating resumes only no calls no walk in applications available, etc - gets the job.
