I have found that banks are less happy to finance a property that is stick built, but I can never remember the difference between manufactured and the other option.

Hi Ben, I've lived in Toledo all my life...can't say it's anything unusual that makes jobs and renters, we have strong manufacturing with obvious ties to the automotive industry (Dana corp- parts supplier, Jeep- manufacturer, Owens Corning- insulation/bldg materials, Anderson's- agriculture/fertilizer, First Solar) Like any area we have some $250k and up neighborhoods with little crime and great schools...and some seedier areas where you will read about gang shootings about once a week.

We did a hotel deal that was finalized in getting a commitment on the phone in probably about 30 minutes, but: That isn't done by just anyone unless you name is Walton or Gates or Buffet or other very wealthy folks, where you might have some opportunity or cause and the investor(s) have knowledge of your offering, your reputation, your abilities to perform and where that fund raiser has the financial expertise and social skills to carry off such a commitment.

For the most part, while I know how to replace a roof on my own, someone who does roofing for 50 hours a week, is going to complete the job in a much more efficient manner than I ever could, and this applies to everything if you work with reputable contractors.
