When I was growing my first real estate portfolio of small MF properties, I kept a list of non-pressing items that needed to be addressed at the properties.

We saw this once already in the past twelve months and bond yields and mortgage rates climbed rapidly in a few weeks. - A lot of your decision will come down to your personal risk tolerance.

They are growing, they bought MGM, Venetian, a slew of bowling alleys, and many small casinos.

The key is to invest in the best markets in the US - best meaning growing (not already grown).  

Its a little under the radar currently but is certainly growing and in 2025 they are getting an airport!

But for my local market I am bullish, so we continue to grow our rental protfolio, maybe I can still get a few more AO's before the spring market hits us. 

I suspect the town is growing so fast they need to increase funding but damn... that hit hard. 

I've seen local tech jobs and wages grow a lot in recent years especially with the latest on Tech Ridge which I understand is going to have a large impact on higher paying jobs local to St George overall bringing in companies to HQ here.The prices here are too high for me to pursue being new to investing, but with the continued explosive growth such as Tech Ridge, Black Desert Resort nearing completing for the upcoming PGA tour, and so on it seems like a hot market that would pay off for investors with that kind of capital.
