Examining  documents like tax returns, rent rolls, T-12's and service contracts, will provide insight on the property and the sellers integrity.

The Realtor that tried to still convince that seller to list with them, by contrast, not only didn't get THAT listing, they also won't get the FUTURE business because they failed the integrity test.

My guess is the divide between wealth and poverty will only increase over the coming years and this new social-media-style real estate investing will contribute to that problem.

We all hear about those great rates being advertised on TV, the radio, and those annoying ads on any social media platform because EVERYONE is tracking you.
