There is a whole different dynamic when your landlord lives next door...I would look into a duplex, while you can get up to a four-plex with FHA, go for quality over quantity.  

Which is most important: quantity or quality (profit potential) in your campaign?

When you start doing quantity, many of these people can be called on to look at your available inventory.

@Steven Kopstein thank you, I try to focus on quality over quantity in everything I do, so that shouldn't be an issue. 

There are lots of things to consider when using every door direct mail Such as sizes and quantities But there's lots of room to be creative and that's where I can help.
