Frankly, my ideal niche would be mid-size multi-family for buy/hold, but because of where I think his complementary attributes lie, I think we may have to start with SFR's or 2/3/4's for either flip or BRRR's.

After hearing guests' feedback, we know we can attribute most of our beginners' success to the location of the house (walking distance to shops, restaurants, Ohio State, convention center, etc.) coupled with our décor choices.In terms of expenses above and beyond a normal rental, the highest are utilities (gas, water, electric) and cable, which run us roughly $200-450/month depending on the time of year.

So, usuing your example if the capital raised is $2.4 million, and you put in $240K of your own money, you might be able to get 15-20% ownership rather than the straight 10% attributable to your investment.
