I wouldn't put any stock in what these online services generate, good or bad.

Hopefully tagging Fayetteville here will get some other investors on your radar and you could start a small online group. 

Not bad here in Sac though since everything is online from turning tenant request called RFTA to rent negotiation through email, landlord portal, direct deposit set up.

My company does the following:• Free and simple MLO Licensing (22 hours online or in person and you choose your schedule)• Mortgage team to handle the backend (meaning, no structuring, underwriting or processing loans) • Competitive mortgage rates backed a company with 20+ years in the business• Downline revenue stream on the lending side (similar to EXP model.)• They do not have to change brokeragesIn my mind, there aren't many cons to this.

Our ski in/ski out STR in Colorado only went online late Dec. 2023 so my data is very limited.

It doesn't seem like you can find lenders online that advertise wholesale lending for commercial like on the residential side.

As soon as the deal closed, I submitted in my application for the Philadelphia Business Privilege License (which was received online pretty much immediately) and then applied for the Rental License (AKA Housing Inspection license) for my rental property (apparently takes 4-6 weeks).
