So I do Live-in flips here and long term rentals out of state.With my flips I walk through every inch of the property, make sure to kick the crap out of it to make sure I know what I’m getting.  

I have also recently paid $2K for same without the expansion tank but to also include raising the tank a few inches.

Will need to be like 80 inches wide by 60 inches in depth.

It will feel cold and harsh, but you have to be very clear that you follow the lease and there is no wiggle room because if you give an inch they will take a mile and you have set a precedent of not following the lease and creating a "verbal" agreement that you didn't intend to.   

On the seller disclosure it says “We believe the garage is encroaching on the property behind the house by 4-6 inches but have no documentation supporting this.”

Plus, they essentially close the city down when we get 1 inch because the city doesn't have the infrastructure to deal with it.If you have the time and resources to spend a couple of long weekends in different cities that you're interested in, I'd highly recommend it.

I didnot dive into the detail of how they adjusted for inflation, dothey adjust for footing types 18 inch versus 48 inch for us, roadconstruction (concrete for us).
