There was only one time where the title company called me to verify the POF letter and the investor had "stolen" my letter for another investor (I never found out who it was) and tried using it.

Haven't heard much about it in last 3 years or so, but whatever happened to the regulations in places like Miami and NYC that required disclosure of the principals on real estate purchases where they previously were able to hide behind corporate names and some regulators thought that might be hiding laundered or stolen money?   

You didn't get notice from the inspection department (fire extinguishers missing (stolen), fire escape loose and falling off building, chimney collapsing, etc...(???)

If I'm at the point of evicting a tenant, they've already stolen from me.
