 #1 - Acquire a HELOC on the investment property (old forums stated PenFed has a product) at 70% LTV (Don't want to cash out refi, since I have a really good 1st mortgage already in place)  #2 - Take out the funds out of the HELOC and put into savings for 3 months  #3 - use the funds along with some of my other savings to acquire another multi with 70% financing.

I spend an average of about 15 minutes per day doing entry and reconciliation.For example, in addition to all the entries from my flipping business, I have 500+ transactions per month of book sales (I fulfill about half of my book sales myself, and each is a COGS entry); I have all the journal entries for my all my rental property income/expenses; I have a product business where we have hundreds of entries per month of sales, and because we build/assemble/package our own products, we have many hundreds of assembly/inventory entries each month (I use QB to keep track of inventory); and then I have hundreds of personal transaction entries per month for all my bills and credit card purchases.And this is across 5 different Quickbooks (and 1 Quicken) account, and 11 different bank accounts.

We consider a LOT to be advertising, including looking for or offering deals, services or service providers, products and loans or funding.The main reason behind this is that our forums would have 46 batrillion posts if we allowed everyone to come on and just push themselves, their companies or their properties.

Both Quicken products do income and expense tracking for a Schedule C type business and allows TurboTax to import tax items directly from the Quicken database.
