This is on top of having excellent promotional rates (something I don't bring up here since it skews peoples perception of how the strategy works). 

It's not having a conversation.Maybe I'm heartless.Maybe that's the perception I give.If that's the perception people hold, it doesn't bother me much.I don't buy a home to allow squatters to occupy it for free, regardless of their past circumstances.

I agree with your perception of the market at this time: I wouldn't invest now in that area.

And vice/versa.Ofcourse everyone wants it to work but many people have different perceptions of how things could and should be done.If we have a client that is not a fit, why drag it out.

Even more than just that, I really believe there is a strong chance a judge will have a different perception of this scenario than they have for most cases of squatting.  

Of course, you cannot discriminate as a matter of law, I am not speaking about dumping potential/capable tenants due to personal issues or perceptions of people because of who or what they are.  

Mess & style of tenant will 'color' the perception of the prospect.Move'm out, clean up/paint as necessary. 

The checklist creates the perception that I am going to be picky on move-out, so it invites more issues to be reported.
