What other kinds of loans or financing strategies are available that don't involve using too much of your own cash?

Particularly in business and investing that term gets thrown around a lot; accountability, mastermind groups, courses, etc, etc.

We are in Los Angeles, and although we do not own anything in SD, we hold a loan on a portfolio of SFR's there that is not performing at the moment.

Some thoughts on your situation overall:In terms of vetting, I personally there is a limit to how much you can mitigate risks when working with a smaller contractor.

We do a ton of them here in Chicago and everyone of them is a great long term success!

It's lengthy and of course, they can pick and choose what to read or jump around to what they want to learn. 

The buyers and renters in that area, due to the low income, won't have any other options in terms of where they can live.
