Residential late fees are usually covered by state law, trying to sting your tenant on a late fee becomes predatory and actually, if you're the one who put them in financial harm in paying other bills a good attorney can zap you better than you zapped your uneducated tenant.I posted notices for late rents according to law, sometimes within the hour of close of business.
