Yes the seller is mentioning lower expenses than this, but even with 50% maintenance cost it is still very profitable so I like to be conservative and make this assumption and if it ends up being less it will just be the cherry on the cake...Yes they are liveable (there is a brand new C of O so they have been inspected).Financing should be doable also I have not dig too much yet into this especially for the fact that it is a portfolio of properties.Your last question is one I've asked myself and to be honest no there is no discount but it is also much less time for me to spend looking and finding properties.

As a licensee, you really can't have your cake and eat it too...Either A) you are offering your services as seller's listing agent;or B) you represent someone else, possibly an entity of which you are a part, and which is fully disclosed, as a buyer's agent; or C) you are acting as an individual negotiating a deal with an unrepresented seller, fully disclosing the fact you are a licensee.

Steve, buying the best house on the block as a rental doesn't make a lot of sense, but if it is a solidly cash flowing property that can attract people who are willing to live in a gentrifying neighborhood, then the upside potential on the neighborhood improving is icing on the cake.

Helpful and interesting to know you don't factor in appreciation anywhere, that's probably something I'll follow since I know appreciation should only be icing on the cake, if you can get it.
