The less you know about investing the more impoortant diversification is.

at this time in the cycle it might be best to become the bank.. you have less risk because your loan is for far less than market value and your rate of return is fixed and generally as good if not better than owning the asset.of course no appreciation but if you think the market is going to correct then appreciation wont happen.in the mean time you can be collecting far more than 100 a month with the same cash investment while you wait it out.keep in mind unless a property is sold in cash.. it takes two to tango  one Equity ( buyer )  one debt ( bank) you be the bank instead of sitting there doing nothing.. at least a small diversification..

I am not naive enough to think that everything will go ever so smoothly, but I feel good about the team I have, the diversification of properties in my portfolio, that I look forward to seeing what challenges are ahead.Thank you BiggerPockets!!!

One concern I would have as a private money lender is diversification.

I'm a big fan of diversification until you can safely get into the larger properties.Congrats on the new little one!

You'd be better off with several smaller houses in the same vicinity, that's called diversification. 

It's anti-diversification but at least it's (presumably) a devil you know...at least more so than KC and St.

While private REITs can offer you good diversification across many properties, I would use caution with private REIT's as they are known to have higher fees than direct deals and private funds.

It seems that real estate is a fantastic place to invest for some diversification. 

This question brings me to the word diversification. if you are trying to protect yourself from a crash and you diversify the problem is most people think diversifying is buying single family, multifamily, commercial, and other like land and so on, at a amateur glance wow how diversified, but not really.
