Just reading between the lines of your post, I’m going to make some assumptions, so forgive me if I’m way off…It sounds like you’ve grown up being mentored by your dad in his brand of real estate, so this is all you can see.

The equity has grown and continues to grow.

I can't speak about other markets, but in my experience the 2 biggest parts people miss about Memphis is the growth in the MSA population and the MSA GDP.While the City of Memphis itself has stayed relative stable in population over the past 50 years, the greater MSA has grown almost 50% during that time frame (see chart below).  

However in the past I've done the majority of the physical labor and have grown weary of this part of the process. 

If you're marketing to mom and pop PMs but they only have 5% of the total market share then even if you converted every one to your company, you've only grown by that 5%.

In my search to find my first deal, I have grown increasingly frustrated with the hassle of having to use an agent to schedule showings, especially when I want to coordinate with contractors or other specialists.

The feds/state can yank that lease whenever they want.

The current generations of Millennials, Ys and Zers have grown up with the Internet and are often questioning the fundamentals of Capitalism.

However in the past I've done the majority of the physical labor on the jobs, and have grown weary of this part of the process, I've tried hiring contractors but pricing seems so high it's hard to make deals work, so my question is where do you find people to hire full time for general work like drywall, flooring, painting, etc.....
