I’m not sure how investors are managing their properties from a different state when it seems to be impossible to find a reliable good property management company in Cahokia, do you have any advice or suggestions on this?  

@Vinny Muli - it is VERY hard but not impossible to get an equity line of credit on a non owner occupied property. 

Real estate for the last four years was betting on red or black but the ball was fixed to win as it was nearly impossible to lose.

Both of those are virtually Impossible with mls purchase.  

It's impossible to answer your question without knowing how much you have to spend to acquire the house.

Just remember that $70 is the gross number they charge , they have to buy supplies , insurance , tools , vehicle , gas , workmans comp etc .

This is a personal choice and depends largely on your risk tolerance level and the current demand for rentals in your area.Vehicle Repossessions: Having a vehicle repossessed is strong indication that a tenant cannot handle their money very well.

It's harder to find for investment properties but it's not impossible.

We see it all the time with the conversations on what cars/vehicles folks drive :) here in BP there is a badge of honor to drive a 20 year old 250k mile car/truck :) Myself I saw my dad do some of this although he never got to the utra wealthy stage by a long shot but made good money in RE however it was not until he bought old style timeshare in Maui that he would finally take a vacation..
