Often, the SEC likes to get involved with "investor" deals, from soliciting money to carving up partials to assigning securities, they just love unregistered mortgage brokers.These are the general areas where note "investors" mess up, just takes a foreclosure, a law suit, a complaint by an investor or borrower to unravel such systems, I've known these types of brokers going to jail to.

Further if rates go down you will likely be offered the lower rate and not tied into a higher prenegotiated rate.Collateral - many people do a blanket mortgage and are worried about unraveling in the case that they want to sell a mortgaged property.

It sounds like a good deal until you start to unravel it, the rules and hurdles one has to jump over, under or go around is complex and the Department won’t really give you any information unless the current owners give them the ok, which they won’t until I make an offer and it gets excepted.
