So instead of chasing deals flippers were bringing me deals to fund on an interest rate and we did a lot of JV equity participation which I still do to this day.. about 2012 coming out of the GFC one of my borrowers a builder who I had funded and actually signed on bank loans went TU and left me to finish 6 of the houses these were 400 to 600k houses.. which I was able to do as GCs were starving for work at that time.. and I thought hey this is really not any tougher than fix and flipping and in reality its much easier as budgets are more exact..

You might consider two other options:Buy a single-family and house-hack/rent by the roomBuy a single-family house with a basement apartment or lock-off basement of some sort and rent the bottom (either long-term, furnished medium term to traveling nurses, or short-term on Airbnb)In an ideal world, I like searching with our buyers for a home in the second category that also is zoned "TU" or two unit so that when you move out after some time, you are legally allowed to rent both units.

And one of the people basically said they only show houses on M, Tu and Th and that we were pretty much out of luck if we wanted to see the place on Saturday.So let me ask you - is this the going practice for PM companies or are these just plain bad PM companies?
