Their lot buying criteria is very stiff.

However we have had a few tenants stiff us on their last month's rent, leave a utility bill unpaid or leave damages that exceeded the amount of their security deposit.

I haven't reviewed the underlying case, so I don't know what penalties are being sought, but generally federal protection acts like this provide pretty stiff penalties for violations. 

I haven't seen any of the shadow inventory that was anticipated in our area but maybe it's on it's way.Even at sheriff sale there is very stiff competition and due to the complexities of the due diligence required I view the bidders as highly sophisticated buyers.

I discovered that you can buy lots of commercial grade carpet almost free because after they do a job they  have no use for  a small amount as most commercial installations  have their connections points where they are not going to get the most traffic, so they do not just make a splice like in a house.It is usually very stiff and good looking and does not fade and the reinforcing is bullet proof.If you put this in a house you can almost call it a life time carpet no matter how many times it is washed  and abused.It is usually not the softest to roll around on.Take a look at carpet in a commercial building where it gets lots of wear and ect every day and try to see where it is wearing.IN learning about the carpet at first tried to install it over a pad.

Most people go for the higher interest rates making the competition very stiff. 

But some can stiff the rates but their cash to close is limited so that may need the closing costs partially covered.

Then there are the traditional barriers I faced when I decided to close, inadequate revenue, stiff competition, people losing interest in going out to the movies, etc.If anyone is interested in using the theater for any other feasible purpose, I'd be glad to hear it.

However, job growth has some very stiff winds in its face, not the least of which is automation!

I'm just saying they can be had.The opportunities are found when you start shopping outside of the MLS where you have very stiff competition.
