This 9 bed / 5 bath MONSTER currently houses around 10 men that are in recovery from substance use disorder.

If this functional eye sore or stiff faucets are causing you headache from your tenant then spend a little money to make them happy and replace them and the headache will go away.  

Now, I'm exhausted posting to wholesalers, nothing personal, but most have attitude, personality and/or sociopathic trait disorders, unwilling to learn, self centered, self absorbed, lazy, looking for a fast buck having the audacity of calling themselves real estate investors or even business people when they follow the guru track of using a sale contract, either that or, probably like yourself Andrea, you or they just got caught up in something you or they aren't really aware of.

So to me the local goV just sees it as an eye sore more than anything.

My big worry is even if we figure out a way to make this work for us today, if we had to liquidate it in 3-5 years we would have a hard time getting anything out of it that we put into it in terms of modest updates which it sorely needs.
