There are many aspects to consider when buying land like parcel legality, deed of easements, road access, fire dpt requirements, geology, soil, slope stability, drainage, sanitation, utilities, zoning, specific ordinances, specific commissions to satisfy etc; you must hire a geologist and an architect or planning expert to make sure your project is feasible before closing.

We check plumbing, electric, HVAC, roofs/gutters/drainage, smoke/CO alarms, fire extinguishers (if present), window/door function, egress pathways, chimney/fireplace, and sanitation.

And I notice that my taxes in one particular county are pretty high.the reality is that its not just the taxes it is the solid waste bill.which is really a garbage or sanitation tax.it breaks down to approximately 100.00 a month for the house since it is a duplex.  

That means professionally clean the carpets, bathroom and kitchen are cleaned and sanitized, and so on.

Give the current tenants a $100 gift card and offer to have the place professionally cleaned (or offer to provide sanitizing materials) after the showing is done.

I've been leaving a new bottle of hand sanitizer on the kitchen table along with the other supplies (soap, tp, keys, towels).

(Sanitation officials just love to give citations for this.)
