They'll be placing a max of 4 patients in my unit and a rotating staff round-the-clock to oversee the patients.

Correct me if I'm wrong but the Japanese public are the largest holder of JGB's, therefore if confidence is lost, there could be a massive rotation from bond's into real estate.  

There are exceptions, of course, especially when it comes to some small, targeted property managers who don't rotate properties and market them like they would their own (i.e. respond to inquiries in the middle of the night, pick up phone calls at any time personally, etc.).

I know, I've got my lesson and no more rotations and promises.

I mail them 3 times a year and rotate the cards.

Different people will respond to different mailings, just rotate what you are mailing each month to the same list.
