Time is your most precious non-renewable asset... cut to the chase on what you exactly expect from them and if they choose not to work with you, it's best for you and your business to know that now!  

@Precious Thompson I had a buyer ready and able to buy as soon as I got my license...I was actually holding him up since it took a little bit to get 'on-boarded' to my brokerage and the MLS in order to actually do anything official.

If you don't like the opportunistic people, don't give them your precious time and energy.   

I love to say I am an investor, which I am (stocks, precious metals, real estate), but the reality now is that my wife and I also hold high paying jobs at $120K-$130K each, which enable me to purchase these good deals, but prevent me from doing the work myself and obtain "the best deals".

The more they print (all the gov't bailouts announced for banks/businesses, and the "stimulus" for citizens) and buy create new bonds that have to be paid by future tax dollars, the more I think we should all be buying precious metals/hard assets to protect from the raging inflation that will likely come.

I'm going long on precious metal mining stocks.

I am so fortunate that I have families and friends who trust me enough with their own precious money that I have private money to invest. 

You could consider some private lending, multi-family or commercial real estate, or other non-real estate assets such as precious metals (a hedge with a small allocation only, of course) or digital currencies.
