When I am driving around, I also like to make note of the addresses of "Homes in Distress" - weedy lawn, paint peeling, obvious neglet; "Signs Down" - the yard-arm is still up but the realtor sign is gone - maybe an expired listing;and of course if there are any FSBOs call them.Calling the We Buy Houses signs, will just get you other investors looking for sellers, but you can add them to your buyers list.

I found that on top of the repair work listed, the roof was poorly constructed, the kitchen is missing, there are no bathroom fixtures, the paint on the outside of the home (painted 2yrs ago) is peeling, the pluming is incomplete, the back porch is missing and the front porch needs some repairs as well.

Besides insurance you need a truck of some kind to haul the trash, rakes, scoops, shovels, dust pans, heavy trash bags, gloves, masks, a dump or landfill to haul the trash to.
