Also your plans may change during the next 3-4 years while you’re in school so sitting tight and building your nest egg may be the best bet until you graduate.

See if any of them will allow you to use their address as a virtual location on the Internet.

Your best bet would be to find a portfolio lender whose niche aligns with your investment strategy. 

To confirm my recommendation ask him for references at his current developments, I bet he won’t give you names and will make up an excuse!

Then think about writing off your cellphone, your internet, you car, your home office, your tax prep, etc etc etc.  

They should be easy to find with an internet search. 

Since the internet lives on forever, I think it's time I refresh this thread.

In my opinion, that is a riskier bet because you have to have a big pile of cash for contingencies.  

Best bet is likely (not absolute - everyone's situation is different) is to look at a national lender or broker that has options in lots of states - its a great development versus 20 odd years ago, with technology, internet, places like this - can have access to many more options than before (local broker or lender thats it)
