Maybe you’ll save money on some commissions, but the time and costs of maintaining your license are probably higher than you expect, and because you won’t actually have much experience, there’s a real risk that your lack of skill will harm your investing more than if you were just working with a higher skilled, seasoned agent (same goes for the few friends and family that you will “help” occasionally).

Screw this up and the tenants can stay in for a few more months.While you are waiting for the eviction, ask yourself if the current property manager is helping you or harming you.
