With a mindset like that people will just pitch you properties in the hardcore ghetto for you to bid on with no thought about anything other than what the price to rent ratio appears to be on a spreadsheet.

After closing on it, my property manager discovered through interviewing tenants that the reason the laundry room has been closed is one of the tenants would go in there, hang out and do hardcore drugs. 

Leases, no matter what the terms, are just paper, if they wont lose hard core money walking out on you, then what stops them?

Some REIAs are very helpful and some only exist to profit by selling hard core pitches for coaching and educational materials.Most groups have about 1/2 hour at the beginning for networking.

Maybe a week at most of hard-core, basic education.
