Wish I had the foresight to buy more.

These people all have paid off homes, and myself being a real estate investor can foresee a fast talker coming in, take over, and the kids will wind up on the streets, especially if they have greedy siblings, and the parents don't have the foresight to handle in the will.

This gives you some foresight to any assessments that may come about. 1/1s are my favorite because they rent quickest and 1 or 2 people do less damage to the unit.

Also wish I had more foresight when rates dropped significantly, but I did retire early in life (1998).
