Lease a flashy car, figure out how to pick up cheap women with it, and otherwise waste some of your youth properly.

And of course this really all boils down to intent and your pattern of business.If you routinely act as a broker IE have a flashy website.. advertise on craigslist JUST LIKE  A RE broker with pictures and descriptions. appoitnments to show homes to prospective buyers . your going to have a hard time with this being a simple sale of an equitable interest theory..

Once your business is active THEN you can buy that new cell phone, print those flashy business cards, buy the Armani suit - the usual things that all landlords have 8^)Similar to the discussion on immediate repair costs vs long term depreciation for improvements you can do the same for the start up costs.

Those who are good at what they do, have integrity and fair prices doesn’t need a website or flashy logo on side of the truck.

It is not flashy because you do not need your PMS to be.

If they only success I see is from flashy rappers, NBA stars and NFL players, than I would mimic it.

Their marketing material is slick and flashy, but a red flag went up when the business card attached to the folder had perforations on it.

It's not flashy or high tech, but it is cheap; easy to maintain or replace; and durable.
