Is $3500 a fair price for the treatment?

I'm fairly new to property management, with 1 duplex, which I have been managing for a few years now.

I've run into some issues where clients get a little anxious over a valuation that came in low or a condition comes up that is fairly minor. 

And further I commend BP for having someone who is NOT all centered around real estate on a POD cast.. sure is better than marching Clayton MOrris out on stage.. and enabling him to get to so many BP members.. ( although to be fair to BP they had no clue he was not what he said he was).And maybe there is some jealousy around the paid for trainers as well..

Now to be fair and balanced like fox news I have met folks at these events that paid the 30k  during evening break and a glass of wine i would ask them what brought you here..

I know a lot of people want to make the seller hold the property 2-5 years in their name, but I don’t feel like that is very fair to the seller. 

People have been dropped by insurance companies in wildfire areas and had to scramble to try to find insurance - some using California Fair Plan. 

UNTIL YOU SELL THE PROPERTY... then the cap goes away and you are taxed on the fair market value of the house which is usually the new sales price less maybe 15%.  

Most - 90% of VRBO requests, do not get the discount, but to be fair, we offer the discount on both platforms.Believe it or not, we get requests from Airbnb users with upwards of 40+ 5-star reviews.
