After 4 weeks of exhausting negotiations, we have finally come to an agreement to purchase a 3-unit building!

Recipient holders never believe me and eventually you get exhausted having the conversation.  

Some people/ entrepreneurs will work side gigs for additional income after they have exhausted all available, and profitable hours that can be devoted to their primary gig. 

I'm a former CPA, so I track every line item in exhaustive detail and had a couple of good lessons learned. 

A personal Umbrella policy gives an additional limit of liability that kicks in if the Homeowners Liability coverage is exhausted. 

Ideally I'd like my first deal to be a WHOLESALING and grow more comfortable with that process before I attempt a FLIP.STEPS I'VE TAKEN: Aside from writing this exhaustive intro about myself I've attended my local REI group in Sept 2018.

@Brad Mylius Hondros has a weekend only course...kind of exhausting sacrificing your weekends, but it's not a bad option...that's the way I did it...seemed to work well. 

I've run a kitchen for years. 70 - 80 hour weeks regularly that are physically and mentally (most kitchen employees are not the most functional adults, it's partly a babysitting job) exhausting.

If you have water heaters exhausting up interior chimneys then be aware of possible leakage.Recognize that every job which you have to do has the potential to spiral into others- I have found a number of patchwork jobs when we went to do work that necessitated doing more work than anticipated. 

If you have exhausted the friends and family list, next step would be to find brokers active in the market and property type.
