The builder will need to supply a Cost analysis, Blue print and a few other things prior to the Draw being negotiated and set up.The land that you own will act as "Equity" to offset the LTV/LTC so you are off to a good start.

When you have STR like airBNB or VRBO DSCR does allow that income unless you can provide a previous 12 month rents received or a print out from VRBO.The alternative to that is if the lender or UW will allow the appraisal to use MTR/STR income/rent schedule if the rents and property is common to the area in terms of rent available for the apprasier to show proof.My advice to you is make sure you do your home work and deal with a seasoned Banker or Loan officer that funds multiple DSCR loans per month.

If so, I could probably instruct the tenants to print out the relevant documents, fill out the paper work, scan the files, and then email me their completed forms.

I figured I could squeeze out an addition $100 monthly per house by adding a bunch of junk fees into the fine print of my leases which my tenants wouldn't pick up on and could take from their deposits.
